The Proposals

In March 2023, Arun District Council granted outline planning permission for the redevelopment of Ford Airfield to deliver The Landings – a new mixed-use neighbourhood of around 1,500 homes, together with a new primary school, local centre, care home, sports facilities, play areas, open spaces, and extensive walking and cycling routes.

Outline consent establishes the principle of development: the overall amount of housing and facilities, the land uses, and the broad layout of the masterplan. It is supported by a design code, which sets the quality, character and expectations for the new community.

To move from principle to delivery, detailed applications – known as Reserved Matters – must be submitted for specific parts of the site. These applications set out the layout, appearance, scale and landscaping in detail.

Planning Applications:

Together, these first applications begin to turn the masterplan into reality, providing the infrastructure and first neighbourhoods that will anchor the new community. Further Reserved Matters applications will follow, covering later phases of housing and facilities, to ensure that The Landings develops in a coordinated way over the coming years.

Infrastructure Application (F/14/24/RES):

The backbone of the development, including the main access road, drainage systems, sustainable urban drainage features (SUDS), footpaths, cycleways, public open space, and play areas.

Around 341 new homes in the northern part of the site, with new streets, parking, landscaping and community play spaces.

Around 357 new homes in the southern neighbourhood, again with streets, green space, and amenities.
